Are You Flexible? If Not..Maybe The Internet Might Help!

It seems I am going through some kind of life change...don't laugh or click off the page just yet! I've noticed I have spent a good part of my life...saying I won't...I never...NO WAY...not because I was stubborn but because of my beliefs..my personal views of what is right for me...but for some reason as I get older...

My beliefs have changed....and so have my views.... and thanks to the Internet I've become much more flexible..being flexible brings that great quality...tolerance...

Here are a few thoughts that may help grow your business and feel free to add your own!

When dealing with someone out of the U.S...I realize..on occasions they may in fact disturb me..due to the time difference... or they may not get back to me in a timely fashion..maybe they can't..because across the globe..there are still areas without Internet access and phone capabilities..and reception problems.

In the U.S. my parents have to get dial up for now..they have a hard time receiving their calls on their cell phone..we are talking Alabama!   

I know that many of the general public..don't have the luxury of working 9 to 5 some with over night shifts...or 24 hours on..sometimes its a benefit to adjust your business hours to suit a wider range of the population.

If you as a family are struggling financially there is a good chance most people you encounter have had their fair share this year.  It may not be what you might perceive is financial struggles..don't kid yourself..most people are affected..go talk to the general public individually.

Financial struggles mean different things to different people in different parts of the world.

Not everyone may find my humor funny as a matter of fact maybe in some cultures it might be found offensive, it matters...we are a diversified group..human beings that is!

I know that education levels vary around the globe..I take that into consideration..when I speak to the general public...when I write...

An education does not make you a better person A Smarter person with a chance to become a better person..its makes you educated..

Some things folks say would be considered offensive-in the way they address people or the conversations they hold and thoughts that some have..I think about this because we deal with so many cultures.

I've learned not to take things so personally..because there is a chance I'm not being flexible enough?  Doesn't make me wishy washy..doesn't make me weak...I just realize...

I'm dealing with human beings and every one of us are different...unique...and global! The Internet has taught me that!  With all the information...sources and the people of the web!

Is Flipping A Short Sale A Good Idea In Today's Real Estate Market?

I got a call from an Investor..  The interesting thing about this investor...he is participating in a new program available to the public.   

I've listened to some of the webinars...and I have had the chance to look at the contracts..and skim through the book.   When they say full disclosure... they aren't kidding...everything is disclosed.....right in the sales contract...I am impressed..but very skeptical!

I sat with this gentleman for over 2 hours...he had questions...I had questions..I was very curious...another investment program...

FLIPPING Shortsales

I used a short sale listing as an example when speaking with him......why because that is the only type of property these investors are interested in..and they must be single family homes.

 

Now I don't know what's happening with short sales around the country but in our area.....

They are plentiful...

So plentiful...we watch property value drop..just about every time something closes...get it...

WE WATCH PROPERTY VALUES DROP JUST ABOUT EVERY TIME A PROPERTY CLOSES!

But is property value dropping or prices reflecting true market value in today's current market conditions?

While you think you might be getting this great deal...right now...for short sales...many are priced...

For true market value....

True market value for what it is worth today in this current real estate market..

Its the factual numbers I am talking about from current comparibles...from current CMA's and from current appraisals!

Are you seeing short sales listed way below true market value or are they selling at a price...that shows true market value for your current market conditions? 

Would you..knowing what you know...flip short sales now in hopes to make huge profit right now in your current marketplace?  I can see investors...investing....leasing their properties but flipping???  Sorry, you'll have to convince me...

Buyer Broker Agreements-Its Not Always About The Deposit!  "Some people say there is no benefit for the buyer in a buyer's agreement.  That is a misconception, and I have seen it in living color - here are a few examples of benefits for the buyer who chooses to sign a BA.  BAs protect buyers from greedy FSBO sellers (they aren't all greedy, but they do exist) by allowing the buyer to have a third party negotiate price, inspection repairs and follow-up. Timid buyers don't want to offend the seller (They seem sooo nice).  BAs guarantee that someone will dig in and check a price, market conditions, upcoming tax assessments, easements, utility averages, previous insurance claims and more.  BAs guarantee that the agent won't bid against the buyer in Ohio.  BAs guarantee that the agent will show the buyer every home on the market, not just what is on the MLS.  BAs help the buyer get the best price, best value and best representation and highest level of commitment from an agent, because they know they are not competing against other agents due to their agreement with the buyer.  In Ohio, agents have a much higher level of legal commitment to buyers when a BA is in force.  There is much more, but I don't want to hijack this post!!  My thought: If an agent doesn't know how to protect his/her own interests, how can they be expected to look out for the buyer's best interests?"

Google Alerts Gone Wild?

There seems to be a huge party going on in my email box and from the looks of it...mine is not the only one.  Recently I have been getting google alerts for many posts...and many that are not my own. It sounds to me like Google Alerts Gone Wild!  I admit..I love it...even if I don't understand it!

My google alerts:

Funny thing, it's not only happening to me but many others.  Someone recently contacted me...yes...she has gotten 20 google alerts for her name but with my posts...not sure how it has happened but I do remember writing about her a few times. I used her name in my tags on a few posts.

The same thing is happening to me...with some of the comments I leave...or posts from the past that someone else has written.  Has google alerts gone wild or is it a glitch?

A Harsh Conversation With My Dad-The Holiday Blues!

 

My parents are enjoying their new home in Alabama When my dad got on the phone on Friday..

I started to cry...during the holiday season I am usually this way and I've been this way since I was a little girl...

I get very blue...so blue..one might call it depressed....I've learned through time to change my focus and my take on the holiday season....for me the holidays are the gift of giving....and help the less fortunate..for me it helps..and I get through it..

With the feeling of joy and I actually feel the true holiday spirit in what the holidays mean to me.  

My dad has noticed this about me too...I'm up..I'm down....and it started a conversation..I wasn't thrilled about..but in truth..maybe in his mind it needed to be said. 

He told me its not uncommon for people to be depressed during the holiday season..depressed so much it would cause one to commit suicide..

 

Ouch..he had to go there..considering two of our family members have committed suicide....my brother's stepson at the end of 2000 and my sister Jan. 1, 2001.

**EDIT:  my sister January 1, 2001 and my brother's step son..at the end of 2001!  Sorry got it mixed up!**

Man, my dad still worries because he still hurts and the truth we all do but I imagine as a parent who lost a child to suicide...will always worry..and be concerned for their other children! 

We seem to avoid these conversations..to this date..we all try so hard to bury the sadness..but the truth is we will never be able to..It's truly our loss and the fact of the matter we deeply miss our loved ones.....when you love...you feel the loss..and its forever!

Fortunately for us the human spirit is so strong and gets stronger..and its very easy to divert that sadness into bringing joy to yourself by thinking of others! 

 

Before I hung up with my father...I shared with him a few words.

"Dad I know, yes dad, dad I realize that, Dad yes, DAD, I love my life and I promise if ever I feel so blue..to think about suicide..you will be the first person I call, I promise!"

Damn, now that was harsh...a little too harsh at that moment..I was on my way to a party...

I never in my life imagined having a conversation like that with anyone especially with one of my parents.

I've been thinking about the conversation ever since...and would like to send a message out..loud and clear.

 

If you are feeling blue you are not alone!  Please if you are having a tough time coping with the holidays or are feeling depressed...call someone...or talk about it!

  • Call 911 for emergency services.
  • Call the toll-free, 24-hour hot-line of the National Suicide Prevention Lifeline at :
  • 1-800-273-TALK (1-800-273-8255) to be connected to a trained counselor at a suicide crisis center nearest you.

There is something so heartwarming about giving...and it doesn't always require you to dig in your pocket..whether its your time by helping your neighbor bring in their groceries..or giving a homeless person one of your blankets..a smile..a hug..a simple wave..what you give out is what you get...and in reality there is a good chance...you would bring joy into a strangers life...and in the process possibly brighten your own!

Sharing Good Sound Advice For Todays Real Estate Buyers!

One thing is certain..not all real estate professionals and mortgage brokers...are the same..with service...with skills and with professionalism.  I thought it would be interesting to get the very strong opinions of some of our favorite outspoken friends.

With the real estate professionals I asked mortgage questions and with the mortgage brokers...I asked REALTOR questions...both advising buyers in today's market...It's interesting...and educational!  Pay attention to their words..it might spark an idea or help you to work more effectively... Let's see what they had to say:

 

What piece of advice would you give a buyer right now in obtaining a mortgage? "Make sure you have the ability to repay the mortgage with your current income.  Don't stretch for more than your needs, but do negotiate aggressively to get the most value in your home purchase, seller concessions towards your closing costs, and get the best mortgage rate and APR.  Get a fixed rate 30 year mortgage"

What can loan officers do to make your job easier? "Loan officers need to understand the buyers fears and apprehension.  They must be most accommodating, and yet be pragmatic - recognizing the current market and the buyers concerns.  I personally feel that loan offers must start viewing themselves as mortgage consultants and advisers and take a buyers advocacy role.  Buyers will need reassurances that their own needs and welfare are of a primary concern to all." Jim Crawford

What piece of advice would you give a buyer in purchasing a home?  "If it is for investment purposes, the best time to buy is when nobody else wants it.  That makes right now to be one heck of a good time to buy.  If however, you are like most folks who just want a roof over their head to call their own, my most important piece of advice is a psychological one.  Buy something well within your means of affordability.  Sleep well at night knowing your mortgage payment is one less worry in your life.  And start shopping for a mortgage in a smarter way."


What piece of advice do you have for real estate agents?
   "Partner up with some solid & trustworthy Mortgage Professionals who are readily available to you and your clients.  Don't leave it at just that either.  Find good and reputable appraisers, contractors, title companies, real estate lawyers, etc. to establish a trusted network of professionals from which to learn from and help in any present or future transactions.  In my view, the very best way to operate in any market is to educate and mutually market your services to your sphere of influence and serviceable area/areas.  To thrive you've got to market aggressively and become a chameleon marketer... always adapting and proactively defining your market area."

What can REALTORS do to make your job easier?  "Refer me clients with 740 credit scores, strong financial, and 20% down on a single family residence:)  Seriously though, a better understanding of the Mortgage Process would not only make my job easier... but the entire transaction.  Co-market to get your names in front of people and to keep it in front of people.  And lay-out your expectations from the start.  Not only for me but for your clients".  Jason Sardi

 

What piece of advice would you give a buyer right now in obtaining a mortgage?  "I think it's best if buyers explore all their options when looking for a mortgage and work with someone they can trust. Not the person who promised the lowest rate in the beginning, yet cannot deliver at closing."


What can loan officers do to make your job easier?
  "Keeping all parties INFORMED! One thing I've learned is that most buyers (and sometimes sellers) feel out of control once they're in escrow. That's primarily because they are not informed through out the process. No surprises!"  Lynda Eisenmann

 

What piece of advice would you give a buyer in purchasing a home?  "Get your documentation in order BEFORE you look for a mortgage:  a- Fill out a uniform residential loan application (Form 1003).  b- Organize your two year income and employment history.  That means you should copy the first two pages of your 1040 income tax form for the last two years,  your W-2 or 1099 forms supporting these tax forms, and your last 30 days worth of pay stubs.  c- Gather up your asset statements:  checking account, savings account, securities account, IRA, 401(k), and any annuities you have.  d- Now, get three sheets of paper.  In BIG magic marker, PRINT, the following:
                                APPLICATION                 INCOME                 ASSETS

These are your dividers.  e- Scan the package, IN ORDER, to a pdf format. Now, you have something to show lenders when you call around for a home loan."


What piece of advice do you have for real estate agents?
  "Work primarily with buyers whom are able to obtain mortgage financing.  If you are partnering with a lender, develop a twelve month campaign, for buyer referrals, targeting people with wage-earning jobs.  Groups to target would include:  Nurses, cops, firefighters, teachers, government workers, employees of big companies, and military service members are all likely prospects for home buying.  While the larger transactions will be bought by the entrepreneurs, many business owners have difficulty documenting their income.  A strong base of "wage-earners", as home buyers,  will carry you through 2009."


What can REALTORs do to make your job easier?
  "Naturally, the easiest thing a REALTOR could do is to point a home buyer to the first answer. Educating borrowers about the importance of proper loan documentation, prior to calling a lender, makes our job a LOT easier.  Taking "ownership" of the client, when they fail to comply with lender's documentation requests during the loan process, keeps transactions on schedule." Brian Brady

What piece of advice would you give a buyer  right now in obtaining a mortgage?  Make sure that you fully communicate with your MB. Make sure you supply all pertinent info they will need to ensure a successful approval to purchase. If you are going to shop around...don't just look at the rates...look at the other additional costs along with the customer service they supply. Do your home work and ensure you really can afford to make your payments...ask your Realtor for comps over the last 90 days to get an idea if you are paying market value or not.

What can loan officers do to make your job easier? "Just like the MB I just closed with..although he was on the buyers side and I had the seller...he called me and emailed me every time there was an update. He ensured me quickly as to whether this loan would go through or not. He told me I would know within a few days if there was going to be a problem and there wasn't. I guess you would say communication with all parties is the most important thing I would say...this way if there is a problem...maybe we can all tackle it and solve it instead of always fighting." Neal Bloom

This Was Never A Relationship-Your E-Mail Drip Campaign Is Killing Me!

I don't know about you but I am a marketer's dream..I sign up for just about anything..that's right FREE..... e-books...demo's and trials of software. 

Now when I sign of for these FREE items...I know somehow...someway..I will be solicited...

I don't have a problem with it and I expect it...

BUT your E-Mail Drip Campaign is killing me! 

 

Think about dating someone you barely know..do you start full force with force..or do you court them and let the love bloom? 

Usually when the pace is too fast..and the feelings are not mutual..you end up parting company..cut off..it's over..the end!

Drip campaigns should be thinned out just a bit..with a personal email..call..or face to face (if possible)..

It's one thing to want to stay in touch..2 times a month or even once a week..but sending spam out...every single day..does not make for mutual relationship building. 

 

And just like a relationship..when the feelings are not mutual..with a click of a mouse..there is a good chance that.....

Can't Master Online Tools or Social Networking-Hire a College Student!

If you compare the statistics by NAR on the technology habits of Real Estate Industry professionals vs. 1st time homebuyers..keep in mind..the stats are very different. 

Think about the average age of a real estate industry professional (Generation Baby Boomers) vs. the 1st time homebuyer (Generation Y) ..again their is big differences.  In habits...in generations..and in the methods in which we all choose to communicate.

And web 2.0 isn't going anywhere!  As a matter of fact..just like everything else..it seems to change..and many are struggling to keep up with the changes.  

As I talk to real estate professionals I find that some say many of the same things..."I can't keep up"..."I don't understand this"..."and maybe my time in real estate is near the end!"  Yes I heard it all!

Wait a minute and hold tight...something profound I got out of sitting in a E-PRO class a couple of years ago...and its stuck in my mind and it might help you the really busy real estate industry professional....who can't seem to grasp Web 2.0 or you just can't and won't be bothered because they lack the time!

Hire a college student! 

Remember 1 thing...100% of the college students are online today!

Wouldn't it be great to get them to work...to pay back their student loans?  After all they are the next wave of buyers and sellers!

When Joining New Social Networks!

Not all Social Networks are the same...their laws that is.... the terms between a social networker and network....different networks..different terms..Some short and sweet and to the point and others that a lawyer is needed to decipher.....Terms on each social network can be very different in the way your account is handled..... the use of your content and the cancellation policy to name a few.

And to think I agreed to the following terms:

"Once information has been inputted at _ _ _ _ _ _ it will also become the joint property of _ _ _ _ _ _ to do as they wish with it."    

I'm just wondering......Do you think with those terms... people will be fired up to write quality content on their site?

Holiday Acceptance- Thinking Globally!

Optimist..that seems to be my claim to fame based on what others say..and for some reason I don't agree..I'm a realist..and maybe by the way I choose to look at life..some might view optimistic...I view myself.....

Lucky and Fortunate!

I really do not watch too much television..but I do watch BBC news...it causes me to dig..and read..and learn what is going on in the world.  As I dig deeper I find regardless of what is going on in the U.S. I am very lucky and extremely fortunate.. We live better than most!

 

This may not sound so optimistic...nor patriotic..and probably very selfish..but this is my mindset and my holiday acceptance and the truth that I see right before my eyes

The Holidays have become so commercialized..yes so commercialized..the true meaning is lost! 

 

During the holidays..people tend to overindulge...overspend and then complain..or they have to pay for it later!  I really don't want someone doing that on my behalf!

I remember when my kids were young..I worried because maybe I didn't get them enough for the holidays..or stood in line for hours to get that action figure that they wanted so badly..but as time progressed our traditions for the holidays changed..

We did not buy into the commercialized aspect of it...because most often times...we would Celebrate Christmas..with some simple good cheer and turn around and exchange gifts......In the middle of January!  Not because of want...but because of necessity..and the tradition carries on today!

I sit and think about how many children go without food around the globe..at least in the U.S...there are shelters and in most cases..you can go anywhere and have some warmth.... FREE access to clean water ..and if things got really bad..I imagine if you picked through some dumpsters there is a good chance you will find unopened food..no I've never been in this position but I've worked in the grocery business!

I think about how at a young age some children around the globe...fear for their lives...search for clean water..or even scraps of food...its reality..and definitely not optimistic!

So how can we stop this constant of poverty that exists?.....by education...By assisting..not only those in our own backyards but globally as well.

 

The poverty cycle needs to be broken!

Educate

We won't be buying into the great sales or holiday commercials...We won't be sending those beautiful holiday cards out that I normally do..nor will I be buying gifts that stand a good chance at being stashed in a closet..or even at risk of being re gifted!  Nope not this year or ever again!

But what we will do is with hope and a open mind..we will be helping to educate 10 of Rocky Turner's girls so that maybe we can do our part to help break the poverty cycle...

Around The Globe!

With education..Children become Leaders...Some World Leaders...The Future!.. with new ideas....brings about change..and hope and awareness..a better chance at breaking the poverty cycle...1 child at a time!

My holiday acceptance for me and for you...create your own traditions and instead of celebrating  just one day or one season..carry that spirit with you throughout the year.....think globally..and remember as bad as you might think you have it..feel fortunate and very lucky of where you are today..and if you can spare a few dollars to send a gift..why not send the gift of education.

RESPA RULING Not In Effect UNTIL 2010?

Today I received some information in my email..about RESPA changes and the fact..there will be more disclosure to a potential borrower. The Good Faith Estimate and the Settlement Statement.

What a concept! Right?..I think that way...because as real estate professionals we have many disclosures..and many are requirements by law.  As a real estate professional you get used to it..the extra paperwork..and in truth as irritating as it is...the reality..its a paper trail.  Paper trails are important...regardless of any market!

In the State of Florida we will have a new sales contract coming soon!  Bigger..Longer...due to the large number of foreclosures...same reason why these changes have occured!

And now the Mortgage Industry will have more too...disclosing...that is!

For the first time ever, HUD will require mortgage lenders and brokers to provide borrowers with an easy-to-read standard Good Faith Estimate (GFE) that will clearly answer the key questions they have when applying for a mortgage including:

  • What's the term of the loan?
  • Is the interest rate fixed or can it change?
  • Is there a pre-payment penalty should the borrower choose to refinance at a later date?
  • Is there a balloon payment?

But as I continued reading...I decided to go to the HUD site and confirm what I was reading...because if a ruling is passed....and it confirms it on the HUD site....and there is links to the new docs........

Why are they waiting until January 2010 to enforce it or am I missing something?

How Do You Pick Blog Topics?

Last night someone called me and asked me how do I pick my blog topics...I had to tell the truth often times..there is no rhyme or reason.....sometimes I sit in a trance like state..and my husband asks..

"What's wrong?"

The truth is...its my blog topic...and its my thinking look when I am getting ready to write a blog post.

  • Sometimes something occurs in the day..which triggers a blog post..
  • Other times...it starts brewing in my head for days on end..and finally it gets put into a blog post.
  • I tend to look up top searches and sometimes..top searches..equals awesome blog material.
  • Entering contests...those writing assignment..help to make me a better blogger
  • Other people's posts that are thought provoking..sometimes the comment alone is equivelent to a blog post.
  • Social Networking information and building relationships makes for excellent posts..
  • Writing about others...do I need to say it?  Great material...
  • I have many posts sitting in word.. sometimes I write in advance and sit on them...and when the time is right they emerge on my blog.

How do you pick blog topics? Do you put them in a notebook or do they just pop out of you????

What two of pieces of advice would you give someone that would like to build their version of The Desiree Daniels Team of Real Estate Professionals"Check your ego at the door.   building a team is NOT about an ego trip, its to help use your strengths to the fullest and team members that can fill in the gaps.   I think you have to make a team a family...  you can count on them and vise versa.   This is my life.. my team will never treat MY business like I would so I don't expect them too.    Don't be a control freak with your business.  I have found that most agents (myself included) are.   The more authority and responsibility I give my team members, the more they seem to step up. They are my colleagues NOT my subordinates."





If you could only choose one, what would it be and why? Defensive End for the Dallas Cowboys or #1 Real Estate Agent in the country?  "Overall, it's cool to think of being the top real estate agent in the country, but who will remember you 20 years later?  If my name were to appear in the Cowboys' "Ring of Honor", it's tough to beat that.  That being said, since I am certainly too old to start a new career in football, I guess I'm going to have to settle for the other option, right?




What was the tipping point in your life that took you from being homeless on the bathroom floor to being California's Success Coach?  The journey from homelessness to Success coach was not a short journey. The lessons I learn in life still continue and I suspect will always continue. My belief is that if you are not growing you are dieing. The tipping point for me was my decision to change my philosophy.  I worked hard, I tried, I kept making the same mistakes. I realized that I couldn't do it on my own. I always thought I didn't need anyone else, I could achieve success my way. Eventually I had to accept that "My Way" was not getting me where I wanted to be. "My way" had me broke and homeless.  I needed to change. The tipping point was for me to surrender to the systems of others that have actually achieved success. Following the proven models of those that have succeeded.  It was Warren Buffet who said that "Wall street is the only place in America, where people with Rolls Royce's drive to take advice from people who have to take thre subway"  Find those that have achieved the level of success you want in your life and emulate their models. I created a Success philosophy that worked for me and can work for others. It is what I call my Winner philosophy. Winner is an acronym for

Every day I wake up and remind myself that I am a winner and I go through my check list. W, I review my why, my goals, my dreams. I read everyday to improve who I am, Establish Good habits like accountability, reading, showing up, going the extra mile, and I measure Results, adapt and change where I need to go

Tell us a little bit about yourself..."I was born and raised by a Preaching Father and a Teaching Mother in the coalfields of southern West Virginia. My childhood was dominated by my love for music and football. By the end of my high school career, I had received several area and conference accolades and became a Captain on the first Mount View High School football team to play and win in the West Virginia SSAC playoffs. I left the coalfields to attend Queens University in Charlotte, NC and obtained my B.A. Degree in Mathematics. After matriculation, I began my professional career as a Marketing Liaison for the now Bank of America. After 10 years of lavishing in the Corporate America environment and experiencing a couple of lackluster real estate transactions with other real estate professionals, I was moved to pursue my entrepreneurial dream by becoming a licensed Realtor in 2004."

I used to watch the games with my grandfather while lying on a vinyl floor in the dark to stay cool during the warm summers.   Though not a team, I am a fan of Kevin Garnett of the Boston Celtics and Ray Lewis of the Baltimore Ravens. When my real estate career is over, I want others to compare my passion for real estate with the passion of a Garnett or a Lewis."

I've been thinking about this..and the truth is...I like the little things...trinkets...sentimental...little gifts that mean something...and are memorable... holiday wishes..doesn't cost a thing..just time...warm thoughts...and good cheer..but if I were to be looking Santa in the eye..and if I were to pick a material gift it would be......

My First Goal For 2009-To Be Real Estate's Biggest Loser!

 

I ran out into my living room telling my husband I was going to be in the real estate biggest loser competition...he looked around the room like we were in public...shushed me and asked me....

"Why would you say that?" 

I had to laugh...no I'm not striving to be a loser..well in reality yes I am but not a real estate loser....but

A loser of 35 pounds

When Should You Report Bad Customer Service?

A few months back I had a bad customer service experience..well I can't say it was bad service..but more like bad conversation..an employee of this establishment talked politics..with the same passion as the ladies on the view..I admit she stressed me out and I found her to be hateful and rude......once she saw what I did for a living...she ran back to trash one of the REALTORS in our company. Was I insulted?  Yes I was... so insulted I swore I would never go back.

Problem was I needed the service again..and they are the best in town.

I asked around got a few recommendations but still for some reason I was compelled to go back...

But not before I checked their website..you see..

I found them on line the first time around and I remember all the faces on the site..especially the one who wasn't so pleasant to deal with.

So I checked the website..and it was my lucky day..that young lady I had the bad conversation with was no longer on the site. 

Maybe she quit or maybe she got fired...I guess I'll find out once I get there.

Once I arrived, I asked the replacement where the young lady was..and she said she was gone..and before I knew it I blurted out, good she wasn't a very nice person!  The replacement smiled and told me make sure and share it with the boss..it will make her feel better about her decision.  I knew at that point the young lady...got the axe!

The boss and I started talking...the boss decided to part company with the young lady..why..because of other bad conversations with customers.  I told the boss the whole story...why?  Because they asked...because they knew they made a mistake...and might have lost customers...and it took them a year to figure it out...and the young lady had been warned...and coached by the boss.  But no one would come forward..it seemed they overheard things on occasion..but never really any proof..such as customer complaints. 

She asked my why I didn't say anything then...the truth...I couldn't be bothered....funny thing about the boss..I could see her pain..and I understood..but the boss did something to help herself out...she now has a complaint box at the front desk and asks her customers personally how was the service?

When I questioned the REALTOR about this young lady...the sad part was he remembered...she bought his listing but he was not her agent..and she was upset with him.....Because he told her NO PREOCCUPANCY as per the seller!

It got me thinking..that we the public are doing a service by reporting bad customer service or in my case...bad conversations especially when it comes to small businesses!  When do you report bad customer service or do you walk away?

I'm going to put myself out there and be pretty venerable, but here is goes....

My 12 year old daughter is battling a horrible disease as some of you may all ready know, if you don't, I posted a blog a few months back that you can check out if you want. If not, she has a malignant brain tumor and as her mother, it's a very hard thing to deal with. I can't kiss it and make it better, so I try to do everything that I can to be an advocate for her and many other children that have to go through it.

The purpose of this blog is to help bring awareness to such a horrible disease. I have met some amazing people through this jouney that continue to be helpful and supportive. With the permission of AJ's Dad I am posting the following petition to help bring awareness to Childhood Cancer. All I am asking of you in return is to read the petition and sign it to help us reach the goal! Anyone with an email address can sign it, please take one moment and sign the petition and let them know that I sent you.

This blog is a great resource for me and I'm hoping to tap into the generosity of my fellow bloggers and help bring awareness at the same time.
